Double Storey Side & Rear

Project Description

Every home reaches a point where it needs to adapt. For this family in Pinner, the issue wasn’t that the house lacked character, it was that the existing rooms no longer suited the way they lived. The kitchen felt dated, the circulation was tight, and the upstairs layout didn’t provide the space or privacy the family needed as life became busier.

They wanted to stay exactly where they were: same street, same neighbours, same familiar routine. What needed to change was how the home functioned. The answer came through a double storey side extension, a part rear extension, and a single-storey rear addition, supported by a series of key internal alterations. Rather than dramatically opening the home up, the goal was to improve the structure, enhance room sizes, and allow each space to serve its purpose more comfortably. The kitchen has been refreshed and extended, offering more storage, better natural light, and a layout that supports everyday family tasks. The rear extension provides improved dining and living spaces that feel brighter, more welcoming, and better connected to the garden through upgraded glazing and a raised patio. Upstairs, the additional width and reconfigured footprint allow for larger bedrooms, more balanced proportions, and improved bathroom access. The family now enjoys a first floor that feels organised, practical, and ready for long-term use — a clear improvement over the original narrow layout.

Throughout the home, updated finishes and considered detailing — including a modernised staircase and improved circulation areas — give the property a renewed sense of coherence without losing the feel of a traditional family home. For this family, the project wasn’t about dramatic architectural statements. It was about creating comfortable, well-proportioned rooms that support the way they actually live.

At Don’t Move Extend, we believe that good design should make a home easier and more enjoyable to use. This extension does exactly that — a thoughtful, functional transformation that strengthens the everyday experience of a home they already loved.

Case Study

Located in Pinner, North West London, this project demonstrates how a traditional semi-detached home can be transformed through a Double Storey Side and Part Rear Extension, Part Single Storey Rear Extension and Internal Alterations. The existing property had an outdated layout with limited flexibility at ground level, undersized bedrooms at first floor, and poor visual connection to the garden.

The redesign introduces a considerably enlarged footprint at both ground and first floors. The part single-storey rear extension allows the ground floor to expand into a spacious open-plan arrangement combining the kitchen, dining, and family/snug areas — as shown on the Proposed Ground Floor Plan . This creates a central hub for socialising and day-to-day living. Full-width glazing and improved access points were incorporated to maximise natural light and establish a stronger connection to the rear garden and terrace.

At first floor level, the double-storey side extension and part rear addition support a reconfigured layout with five well-proportioned bedrooms, a new walk-in closet, and multiple bathrooms, as indicated in the Proposed First Floor Plan . This improves circulation and provides the family with enhanced comfort and long-term flexibility. The arrangement ensures even distribution of space and better privacy between the bedrooms.

Internally, structural alterations were coordinated to create clear transitions between new and existing areas. The staircase zone was upgraded with contemporary finishes, aligning with the overall interior aesthetic and linking the ground and first floors more cohesively. The material strategy remains consistent throughout, supporting a unified architectural language across the home.

Externally, the extension maintains a balanced roof profile and integrates neatly with the surrounding properties, as reflected in the Proposed Roof Plan . Dark-framed windows, clean render, and refined detailing contribute to a grounded and modern appearance, ensuring the property feels both refreshed and respectful to its setting.

This project reflects Don’t Move Extend’s commitment to thoughtful, practical design that enhances functionality, spatial flow, and daily living. The result is a significantly improved family home that offers more space, better organisation, and a stronger connection to the outdoors — while remaining rooted in its original character.
